  • Cooling Off Period
    A 48-hour cooling-off period applies from the time the holding deposit is paid, or until the tenancy agreement commences, whichever occurs first. During the cooling-off period, bookings may be cancelled by providing written notice to the property. The holding deposit will be refunded in full upon submission of the required Refund Form.
  • Early termination by students
    A tenant who has signed an Occupancy Agreement but has not yet moved in may withdraw from the agreement. A cancellation fee equivalent to one week's bond will be forfeited. Once the tenancy agreement has been executed or occupancy has commenced, separate tenancy agreement terms will apply for any cancellation or early termination.

    Booking Deposit

    A holding deposit equivalent to 2 weeks' rent is required at the time of booking to reserve a room. The holding deposit is applied towards the first rent instalment once the tenancy agreement is executed.

    Security Deposit

    A bond equivalent to 4 weeks' rent is required before move-in. Once the application is approved, the applicant receives payment instructions for the bond via email. After the bond is paid, the applicant receives a confirmation email and the tenancy agreement for digital signature.

    Pay In Instalment

    Rent is paid fortnightly, commencing from the contract start date.

    Yes, a security deposit equivalent to two weeks' rent (or as stated in your agreement) is required. It is fully reimbursed within 7 days after your agreement ends, provided there are no damages, outstanding rent, or cleaning charges.

    What is included in the rent?

    For fully furnished and all-bills-included agreements, your rent covers:
    • Essential kitchen supplies
    • A fully furnished bedroom (typically a queen bed, bedside tables, and lamps)
    • Private or shared bathroom (depending on the room)
    • Fully furnished common areas
    • Wi-Fi access in common areas
    • Utility costs (electricity, gas, water) based on average consumption

    Are pets allowed?

    No, there are no pet-friendly properties available.

    How do I request to extend my agreement?

    After your initial contract period finishes, you will automatically transition to a monthly rolling contract unless you request via email to either finish the agreement or extend it for a specific period of time.

    What is my leave notice?

    The required leave notice is 4 weeks. It must be submitted via email stating the specific date you intend to leave. Once confirmed by email, you will receive information to guide you through the check-out process.

    How do I move in?

    Your check-in will be in the afternoon, anytime after 12:00 PM on your move-in date, when a member of the housekeeping team will welcome you. Three days prior to your move-in, the team will contact you via email to arrange the specific details.

    Is there parking available?

    Some properties offer parking spots for an additional cost. You will need to inquire with a member of the sales team regarding availability for your specific location.

    Can I make changes to my bedroom?

    Within reason, you can make changes to your room as long as you do not damage the walls, floors, furniture, or other surfaces. You are required to return your bedroom to the exact state in which you received it.

    How do I check out?

    Check-out takes place in the morning, anytime between 8:30 AM and 10:30 AM on your confirmed move-out day. Three days before you leave, you will receive an email containing relevant contract details and check-out instructions, including where to leave your keys.

    What should I do if I get locked out?

    Getting locked out of your apartment can be frustrating, but here are some steps to help you in this situation:
    1. Contact your flatmates: If you have their contact information, reach out to them to see if they are home or nearby.
    2. Contact management: Reach out to their support team between 9:00 AM and 6:00 PM so they can assist you in contacting your flatmates or arrange for a team member to provide access. Please note that this unscheduled service may incur an additional charge.
    3. Call a locksmith: If options 1 and 2 are not available, you can always contact a locksmith. Please note that the cost of this service is to be covered by the requesting party.

    What should I do if I lose my keys?

    If you've lost your keys, please send an email to their team with details of the key or keys you've misplaced. Please note that there is an associated cost for key replacement, which will be invoiced to you before a new set of keys is issued.
