Yes, every studio is fully furnished and move-in ready. Your studio includes a double bed with mattress, wardrobe and storage, study desk and chair, en-suite bathroom (shower, basin, WC), kitchenette with hob and microwave and fridge, and a window with blinds.

All residents have access to the building's shared amenities at no extra cost. These include a gym with cardio and weights equipment, cinema room for film nights and gaming sessions, library for quiet study, gaming room with consoles, social kitchen for cooking together or hosting friends, landscaped courtyard for outdoor downtime, laundry facilities on-site, secure bike storage, 24/7 Wi-Fi throughout the building, and on-site management for any maintenance or admin issues. These are designed as part of the experience, not as add-ons. Residents tell us the shared spaces are where most of the friendships form, which is particularly important for international students who arrive without a local network.

Yes, you can have guests in your studio. Friends and family are welcome to visit during reasonable hours. For overnight guests, please follow the guidance in your tenancy agreement and let on-site management know if anyone will be staying for more than a night or two. This is for security so the team knows who is in the building. Parties or events that disturb other residents are not allowed. The social kitchen and cinema room are better spots for larger gatherings, and the landscaped courtyard is open to all residents. Standard tenancy terms apply: your guests are your responsibility while they are in the building.

The building has 15 cameras running 24 hours a day, with motion detection enabled where it matters and during late night hours. Access is digital and controlled floor by floor and zone by zone, so a resident can only reach the floor they live on. This is stricter than the single front door entry most student buildings use, and it means the corridor outside your studio is only reachable by your immediate neighbours.
