Cooling Off Period
<p><strong>For 26-27 AY:-</strong></p> <p><br></p> <p>1. If a Holding Payment has been made and the Reservation Agreement accepted, a cooling-off period of <strong>three (3) days</strong> applies, starting from the date of the Reservation Agreement or payment of the Holding Payment (whichever is earlier).</p> <p><br></p> <p>2. If you cancel your Reservation Agreement after three-day cooling-off period, your Holding Payment will be retained.</p> <p><br></p> <p>3. When you proceed to sign your Rental Agreement, any Holding Payment that you made will be deducted from your first instalment of rent.</p> <p><br></p> <p><strong>For 25-26 AY:-</strong></p> <p><br></p> <p>1. You can cancel your booking in writing or by sending an email directly to the property <strong>within 3 days </strong>of accepting your tenancy agreement. If you decide to cancel your accommodation booking within these 3 days, they will arrange a full refund of your deposit and/or any payments you have made.</p> <p><br></p> <p>2. If you book your accommodation <strong>on or after 1 August 2025</strong>, your cooling off period &amp; <strong>offer acceptance period</strong> will <strong>be reduced to 24 hours </strong>only from the point you accept it. If you do cancel your booking within these 24 hours, they will arrange the return of your full deposit and/or any payments you have made.</p> <p><br></p> <p><strong>Note: </strong>If you check in to your accommodation and collect the keys during the cooling-off period, the cooling-off period will immediately and automatically end at the point you accept the keys.</p>
No Visa No Pay
<p><strong>For 26-27 AY : -</strong></p> <p><br></p> <p>You may be eligible to cancel your Rental Agreement if your visa application has been declined. This criterion does not apply in circumstances where a visa has been granted and subsequently withdrawn.</p> <p><br></p> <p>If you wish to cancel your tenancy agreement after commencement of the term of your tenancy agreement, and the property management agree to release you, you will remain liable to pay rent for four <strong>(4) weeks </strong>from the date the property management notify you in writing of your release, unless a suitable replacement tenant is found by you and approved by the property management.</p> <p><br></p> <p><strong>Important Notes</strong><br> The early end of the academic year, or early completion of any examination period, does not qualify as a valid reason for release from your tenancy. You will remain liable for rent for the full tenancy period stated in your tenancy agreement.</p> <p><br></p> <p><strong>For 25-26 AY: -</strong></p> <p><br></p> <p>If you fail to obtain the visa needed to take up your University place at the start of the <strong>2025/26 academic year </strong>&amp; you wish to terminate your tenancy agreement after the cooling-off period has expired, there are circumstances where you may be able to be released from your tenancy.</p> <p><br></p> <p>To submit a cancellation request, please send an email or letter directly to your property with supporting evidence as set out below. The property will respond as soon as possible with a decision or requesting additional information to support your request. <strong>Please note that failure to send any, or insufficient, official written evidence supporting the reason for your cancellation request may delay a decision being made.</strong></p> <p><br></p> <p>Please email or write to your property explaining the reason(s) you need to cancel and <strong>enclosing official written evidence from the relevant visa authorities/embassy supporting the reason(s) </strong>why you cannot attend the relevant University.</p> <p>If sufficient evidence is provided to their satisfaction, you will be eligible for release from your tenancy agreement from the date of their approval of your cancellation request (which will not be earlier than the date they receive satisfactory evidence) and they will arrange to return your deposit (if you have already moved into your accommodation, this would be less any deductions relating to unpaid rent owed (if any) for the period you have occupied the Accommodation up to the approved date of cancellation and the condition of your room/flat upon your departure).</p> <p><br></p> <p><strong>Note:</strong></p> <p>1. They assess all cancellation requests on a <strong>case-by-case basis</strong>.</p> <p>2. The end of the academic year, or the conclusion of any examination period, does not qualify for release from the tenancy and tenants will remain liable for the full tenancy period in their tenancy agreement. For the avoidance of doubt, you will remain fully liable for the entire duration of the tenancy agreement regardless of the academic calendar or exam schedules.</p>
No Place No Pay
<p><strong>For 26-27 AY :-</strong></p> <p><br></p> <p>What constitutes sufficient evidence will be determined by property (acting reasonably), and may include official written documentation from UCAS, or an embassy, supporting your stated reason for cancellation.</p> <p>To submit a cancellation request where you meet the Cancellation Criteria, please send an email or letter including all relevant supporting evidence to the property management.</p> <p><br></p> <p>You may be eligible to cancel your Rental Agreement if you have failed to obtain the required grades to study at university at the start of the 2026/27 academic year, and as such, you do not have student status.</p> <p><br></p> <p>In all cases, sufficient evidence to support your request must be provided.<br> Failure to provide sufficient evidence may delay our decision. Property will respond either:</p> <p>•&nbsp;&nbsp;&nbsp;&nbsp;confirming our decision; or<br> •&nbsp;&nbsp;&nbsp;&nbsp;requesting further information if required.</p> <p>If you submit a cancellation request which satisfies the Cancellation Criteria after the tenancy start &nbsp;date you will be released from your tenancy agreement from the date that is <strong>4 weeks</strong> after sufficient evidence has been shared with property management and you will remain liable for rent from the tenancy start date until then.</p> <p><br></p> <p><strong>Important Notes</strong><br> The early end of the academic year, or early completion of any examination period, does not qualify as a valid reason for release from your tenancy. Failed to receive the grades needed to take up your University place at the start of the 2025/26 academic year.</p> <p><br></p> <p>If you’ve confirmed your accommodation but then can no longer attend the affiliated University for the <strong>2025/26 academic year </strong>for one or more of the above reasons, you may be able to cancel.<strong> Please email or write to your property explaining the reason(s) you need to cancel and enclosing official written evidence from the relevant University and/or Summer School and/or UCAS supporting the reason(s) why you cannot attend the relevant University.</strong></p> <p><br></p> <p>If sufficient evidence is provided<strong> </strong>to the property's satisfaction, you will be eligible for release from your tenancy agreement from the date of their approval of your cancellation request (which will not be earlier than the date they receive satisfactory evidence). You will remain liable for the Rent from the Tenancy Start Date until the date of approval of your cancellation request. They will arrange to return your deposit if any was paid. However, if you have already moved into your Accommodation, the deposit will be subject to deductions for any unpaid rent for the period of occupancy of the Accommodation up to the approved cancellation date, as well as any charges related to the condition of your room/flat upon your departure.</p> <p><br></p> <p>The following procedure applies to the below:</p> <p>1. Eviction from University</p> <p>2. Voluntary withdrawal from University</p> <p>Canceling your tenancy agreement for one of the above reasons is subject to approval at their sole discretion. They will consider cancellation requests for these reasons on a<strong> case-by-case basis</strong>.</p> <p>Please email or write to your property explaining the reason why you would like to cancel your tenancy and enclosing official written evidence from the University supporting the reason for your request.</p> <p>Please note that until a decision is made by the property you will continue to be liable for the rent.</p> <p>If your cancellation request is approved, you will be released from your tenancy agreement from the date of their approval (which will not be earlier than the date they receive satisfactory evidence supporting the request). You will remain liable for the Rent from the Tenancy Start Date until the date of approval of your cancellation request. They will arrange the return of your deposit if any was paid; however, if you have already moved into your Accommodation, the deposit will be subject to deductions for any unpaid rent for the period of occupancy of the Accommodation up to the approved cancellation date, as well as any charges related to the condition of your room/flat upon your departure.</p> <p><strong>Note: </strong>The end of the academic year, or the conclusion of any examination period, does not qualify for release from the tenancy and tenants will remain liable for the full tenancy period in their tenancy agreement. University Course Cancellation/Modification
<p><strong>For 25-26 AY &amp; 26-27 AY:-</strong></p> <p><br></p> <p>To submit a cancellation request, please send an email or letter directly to your property with supporting evidence as set out below. The property will respond as soon as possible with a decision or requesting additional information to support your request. <strong>Please note that failure to send any, or insufficient, official written evidence supporting the reason for your cancellation request may delay a decision being made.</strong></p> <p>The following procedure applies to the below:</p> <p>1. The pre-sessional English language course required to take up your University place is canceled.</p>
Replacement Tenant Accepted
<p><strong>For 26-27 AY : -</strong></p> <p><br></p> <p>If you wish to cancel your tenancy agreement after commencement of the term of your tenancy agreement, and we agree to release you, you will remain liable to pay rent for four (4) weeks from the date we notify you in writing of your release, unless a suitable replacement tenant is found by you and approved by us (as set out below).</p> <p><strong>Replacement tenant conditions</strong></p> <p><strong>For a replacement tenant to be suitable it must:</strong><br> •&nbsp;&nbsp;&nbsp;&nbsp;be a student and meet the accommodation preferences attached to your room (for example, a female-only flat);<br> •&nbsp;&nbsp;&nbsp;&nbsp;not have any rent arrears under any other rental agreements with Student Roost;<br> •&nbsp;&nbsp;&nbsp;&nbsp;not be an existing resident or have an existing 2026/27 room booking with Student Roost; sign a rental Agreement for the entire length of the remaining term of your tenancy agreement and secure it with payment of any required deposit.</p> <p>A tenancy takeover Fee of <strong>£50</strong> will apply. This non-refundable fee covers the administrative costs associated with changing your tenancy agreement. YOU ARE ONLY PERMITTED TO DO THIS UNTIL <strong>31 MAY 2027</strong>. FROM AND INCLUDING <strong>1 JUNE 2027</strong> AN OCCUPATION TAKEOVER IS NOT POSSIBLE.</p> <p><br></p> <p><strong>For 25-26 AY: -</strong></p> <p><br></p> <p>If you do not wish to live at the property for one or more of the below reasons you will be required to find a replacement person to take over your tenancy:</p> <p>1. Change of mind.</p> <p>2. Booked different accommodations.</p> <p>3. Accepted onto a placement or exchange program.</p> <p>4. Single semester course.</p> <p>5. Classes temporarily or permanently being delivered online.</p> <p>6. Decide to commute to your University city.</p> <p><br></p> <p><strong>YOU ARE ONLY PERMITTED TO DO THIS UNTIL 31 MAY 2026. FROM AND INCLUDING 1 JUNE 2026 A TENANCY TAKEOVER IS NOT POSSIBLE.</strong></p> <p><br></p> <p>The replacement person must be a student and match the preferences of the accommodation (e.g. female-only flat), and you must not have any rent arrears. Also, an existing resident/an individual who has a completed 2025/26 room booking with the property cannot be used as a replacement person.</p> <p><br></p> <p>The Original student must send confirmation in writing to the property stating they authorise the tenancy takeover - without this confirmation the property will be unable to process the takeover.</p> <p><br></p> <p><strong>A TENANCY TAKEOVER FEE OF £50 WILL APPLY.</strong> This fee is non-refundable and covers the costs associated with changing your tenancy agreement.</p> <p><br></p> <p>The replacement person must sign a contract for the entire length of your tenancy agreement and secure this with payment of the deposit. If a replacement person is found, you will be released from your tenancy agreement from the start date of the replacement person’s tenancy period, provided that the replacement person has signed their tenancy agreement and any applicable cooling-off period has expired. They will also return your deposit (minus any deductions relating to unpaid rent and/or to the condition of your room/flat upon your departure).</p> <p><br></p> <p><strong>PLEASE NOTE THAT YOU WILL REMAIN LIABLE FOR THE RENT UNTIL THE REPLACEMENT PERSON HAS SIGNED THEIR TENANCY AGREEMENT AND PAID THE DEPOSIT, ANY APPLICABLE COOLING-OFF PERIOD HAS EXPIRED AND THEIR TENANCY PERIOD HAS STARTED.</strong></p>
Deferring Studies
<p><strong>For 25-26 AY &amp; 26-27 AY:-</strong></p> <p><br></p> <p>To submit a cancellation request, please send an email or letter directly to your property with supporting evidence as set out below. The property will respond as soon as possible with a decision or requesting additional information to support your request. <strong>Please note that failure to send any, or insufficient, official written evidence supporting the reason for your cancellation request may delay a decision being made.</strong></p> <p>The following procedure applies to the below:</p> <p>1. University entry is deferred from the start of the 2025/26 academic year until the start of the 2026/27 academic year.</p>
Other cancellation policies
<p><strong>For 26-27 AY :-</strong></p> <p><br></p> <p><strong>CANCELLATION OF BOOKINGS BY THE PROPERTY FOR 2026/27 ACADEMIC YEAR CANCELLATION BEFORE CHECK-IN: -</strong></p> <p>1. The property may cancel your booking at its discretion at any time before you check-in to the property if:</p> <p>(i) you have any rent arrears or owe any amounts/fees under any prior tenancy agreement or occupation contract with them or any member of its group;</p> <p>(ii) you have not paid the rent due by the rent date, according to the payment frequency chosen during the booking process;</p> <p>(iii) you have not paid the damages deposit;</p> <p>(iv) you have not provided your guarantor's signed guarantee agreement (a) within 14 days of signing your tenancy agreement/occupation contract, or (b) before your check-in date, whichever is the earlier; or</p> <p>(v) you have not checked-in within 14 days of the start of the tenancy period/occupation period, unless you have made arrangements with the property for late arrival. You will be liable for the rent up to and including the date of termination.</p> <p>2. The property may terminate your tenancy agreement/occupation contract at any time before the first day of the tenancy period/occupation period if you are not able to start or continue your course of study at your chosen university or college. You must notify them in accordance with the terms of their 2026/27 Cancellation Policy.</p> <p><strong>TERMINATION DURING TENANCY PERIOD/OCCUPATION PERIOD: -</strong></p> <p>1. The property may terminate your tenancy agreement/occupation contract at any time during the tenancy period/occupation period if:</p> <p>(i) you cease to be student in full time education in the United Kingdom;</p> <p>(ii) you engage in any criminal or antisocial behavior;</p> <p>(iii) you breach or fail to observe any obligation or other term of your tenancy agreement or occupation contract; or</p> <p>(iv) your property is located in Scotland or Northern Ireland, the rent is unpaid for 14 days after becoming due (whether legally demanded or not).</p> <p>They will comply with all applicable laws when terminating your tenancy agreement/occupation contract in these circumstances.</p> <p>The effect of such termination will be to end the tenancy period/occupation period but will not release you from any outstanding obligation and you will still be liable for the rent up to and including the date of termination and any other payments due.</p> <p>2. What room type should I choose?

From en-suites to studios, We have a range of room types to choose from. Discover the differences to make your choice.

Can I live with my friends?

You can live with your friends. Whether you want to live with your best mates or newfound friends, there are room type options to suit your living style. They even have a dedicated Group Booking function on their website so you and your mates can book a whole flat, together.

Is dual occupancy an available option?

Dual occupancy is available in selected rooms and locations.

There is an additional weekly charge for dual occupancy at all properties that offer studio rooms. Kindly check the amber website for more information.

Do you offer postgraduate student accommodation?

Accommodation are available to all university students, no matter their year of study. While they don’t have postgraduate-only properties, many of their properties feature studio rooms which are popular with postgraduate students who want a more independent experience of student living.

Can I rebook the room?

You can choose to keep your current room or a different one. If you fancy a change and want to book a new room type, this can either be at your current accommodation or another city.

When can I arrive?

Your tenancy agreement, which was signed at the point of you accepting your accommodation, will show the date that your tenancy begins – which is also your arrival date.

Depending on availability, some accomodations do offer early arrival. They know that plans change, sometimes unexpectedly, which is why they offer flexible tenancies

Can I change my room if I don't like mine?

The Accommodation teams will match you to a room and flat based on any additional requirements you have outlined in your booking, but this can’t always be guaranteed.

Can I bring guests into the property?

Guests may stay for a maximum of three nights per week, unless otherwise approved by the accommodation team.

What's covered by my insurance policy?

You’ll need to register to enable your policy and see:

How do I report an act of anti-social behaviour?

The accommodation teams are available 24/7 to support you with any concerns around anti-social behaviour in your property. You can contact the residence team via the property telephone, live chat or email or speak to one of the team in reception. They can then take appropriate action. This might include speaking to the resident(s) in question about the obligations in their tenancy agreement and the effect of their behaviour on others, or informing their guarantor, university or other authorities. If you witness an incident where there is immediate risk to others, you should alert emergency services by ringing 999 immediately.

What room type can I book with friends?

Shared flat

This is the most common room type booked by a group of friends. Shared flats, with or without individual en-suites, go from three bedrooms to ten, so you can live with a smaller or bigger group of friends. You will need to speak to your property team directly about their shared flat availability, to make sure you’re booking the one that’s right for you.

Two-bedroom apartment

If it’s just you and one other mate, then you might prefer a two-bedroom

apartment rather than a shared flat. You’ll have your own bedrooms and a shared bathroom and kitchen/living area, which will be easier to keep tidy with just two of you! Only select properties have two-bedroom apartments, so be sure to double check on the property page when making your booking.

What room types are available for dual occupancy?

Only Studio rooms, of any style, can be booked under a dual occupancy.

Do both residents have to be students?

Yes, to qualify for dual occupancy both the lead customer and the second tenant must be enrolled at university.

How do I request an accessible room?

During the first part of the booking process, there is the option to request an accessible room. This enables our property teams to find the most suitable room for you that meets all your needs.

How do I let you know about additional requirements?

There is a dedicated ‘Additional information’ section during the booking process, which allows you to make a note of your living preferences and any additional requirements you might need. Once you have completed your booking, your property team will be able to see the information you have added and allocate you a room based on your preferences.

When should I book my accommodation?

It’s never too early to secure your accommodation! Booking early gives you peace of mind that you’ve got one of the most important parts of the uni to-do list ticked off.

If you’re already living with the property, rebooking your room as soon as booking opens means you can secure the same room you’re currently got. Plus, you don’t have to pack all your belongings and move them to another room!

As a resident of the property, you can quickly and easily rebook your room by getting in touch with the amber agent.

What do I need to look for when finding last-minute accommodation?

The location of the property and its facilities are an important factor to consider, especially if you’re moving to a new city. Whether you're going to be studying on campus full-time or mixing it up in a blended learning environment, you're going to need to get to know the city you'll be moving to.

In terms of living space, some key things to think about when looking for last-minute student accommodation include:

  • How close the accommodation is to your university campus and the city centre
  • What extra facilities are available: study rooms, communal social areas, gyms etc.
  • What room type would make you feel the most comfortable living away from home

I don’t like my room/flat – can I change to another?

The property team never want you to dislike where you live and if they can do something to make your living experience better, they will.

They would always advise speaking to your property team directly if you would like to change/move rooms. They will be able to see the room availability, so they can advise you of any empty rooms that you can swap to.

It’s important to note that they can’t offer a room which is graded lower than your current room. For example, if you are in an en-suite silver room but the only available spare rooms in the property are en-suite bronze, we wouldn’t be able to make the swap. However, you can upgrade if there is availability: for example, moving from an en-suite silver to an en-suite gold.

My additional requests weren’t met – what can I do?

When additional requests are made during the booking process, the property teams try their best to accommodate as many requests as possible. These requests aren’t guaranteed and are dependent on the availability at your property.

Can I access free Wi-Fi during my stay?

Essays to write, gaming to stream. Rest assured you'll stay connected with free Wi-Fi across all of the buildings.

Keeping you connected with friends and family, while ensuring you can study uninterrupted, is a key part of the living experience at the property.

Properties provide high-speed Wi-Fi for residents, included in the price of rent, and free from usage caps, limits or hidden costs.

How do I join the Wi-Fi in my property?

Details on how to connect to your property Wi-Fi will be included in your online induction, and you will also receive a guide on check-in.

How do I connect my devices to the Wi-Fi in my property?

Your devices won’t connect automatically when you are connected to the Wi-Fi, so you will need to connect each device manually.

Who do I contact if there is an issue with the Wi-Fi?

The residence team encourage residents to contact the Wi-Fi provider directly if you are experiencing issues. Contact details will be found in the Wi-Fi connection guide you will receive when you check-in. If there is a property-wide problem or if, for any reason, the Wi-Fi needs to be disconnected, your property team will contact you in advance of this happening.

What speed is my broadband?

  • Provider: ASK4

You may find your broadband speed varies during the time of day; for example, during the peak time of 7pm to 11pm, or there may be other factors affecting your speed, e.g. uploads running in the background, security features performing scans, etc.

Your personal Wi-Fi connection is available in your flat. If you wish to connect to Wi-Fi in common areas, please contact your reception team who will be able to give you the guest log-in details.

Who do I log a maintenance issue with?

You will need to let your property team know, either in-person at reception, or via email, telephone call or via the property app, when you have a maintenance issue.

They will make sure this is logged on the maintenance system for the dedicated in-house maintenance team to investigate and fix. Try to provide as much detail as possible when logging a maintenance request, as this will help the team to gather the correct tools needed or receive assistance from an external contractor where required.

How long does it take for an issue to be fixed?

This can depend on the severity of the issue, however the property team aim to respond to emergency repairs within 4 hours.

How do I know if my maintenance request is an emergency?

When your request is logged onto their system by the residence team, it is automatically graded based on priority. For example, an emergency request would be an overflowing toilet or loss of water/heating, whereas a moderate request could be a lightbulb change or a request for an extra piece of furniture.

Why do you need assistance from an external contractor when you have an in-house maintenance team?

If the property team need to ask an external contractor or specialist to investigate your maintenance issue further, they will always let you know. This usually happens when problems are identified with materials and services such as main entrance doors, lifts, electricity, water or CCTV. Where possible, the property maintenance teams will try their best to fix the issue without support from an external contractor.

I'm concerned about my mental health. What support is available?

What is anti-social behaviour?

Anti-social behaviour can be any behaviour that causes, or may cause, distress, nuisance, annoyance, alarm or harassment to other residents, Property team members, contractors, visitors to the property or the wider community. For example, playing loud music late at night, using illegal drugs, smoking in your flat or using threatening or abusive language towards other residents or residence team members.

Where do I access relevant support if I have been affected by an act of anti-social behaviour?

The property teams are available 24/7 to support you with any concerns around anti-social behaviour in your property. You can speak to one of the team in reception or contact them via the property telephone, live chat or email.

They can then take appropriate action. This might include speaking to the resident(s) in question about the obligations in their tenancy agreement and the effect of their behaviour on others, or informing their guarantor, university or other authorities.

If you witness an incident where there is immediate risk to others, you should alert emergency services by ringing 999 immediately.

Do I need a student visa?

If you are an overseas student planning to study at university in the UK, then you will need to apply for a student visa before arriving.

What do I need before starting my application?

Before you can complete your visa application, there are a few things you need to make sure you have:

  • an unconditional offer of a place on a course from a licenced student sponsor (university or college). If your place of study is a licenced student sponsor, they will be able to send you your reference number (also known as CAS (Confirmation of Acceptance for Studies)) which you will need to add to your visa application
  • proof of English language skills. Your university or college will let you know if you need to pass an exam by an approved provider
  • A valid passport or travel documents.

These are the essentials you’ll need before making your application. Other information and documentation you may be asked for include:

  • Proof your parent(s) or guardian(s) consent to you studying in the UK (only required if you are under 18 years of age)
  • Certificates of education
  • Proof of finances and that you have enough money to support yourself and pay for your university course.

How long does it take for a decision to be made?

The official UK Government website states that you will receive a decision with three weeks, however this may be longer or shorter depending on when you submit your application and if further documentation and information is required.

When should I apply for a student visa?

If you have all the required documentation then we suggest applying as soon as possible, so if there are any delays in receiving your visa, you have plenty of time to enquire ahead of your check in date. UCAS suggests applying before August, as this is the busiest time for student visa applications and you may not receive a decision in time.

What essentials do I need to bring with me?

If you're coming to the UK from overseas, travelling light will make the experience less stressful.
