Security Deposit

Students applying without a Canadian guarantor are required to pay an additional security/furniture deposit. The deposit will be refunded after move-out, subject to the condition of the unit and the terms of the lease agreement.
Pay In Instalment
Students can opt for either of the following payment plans: Full Payment — entire lease amount paid upfront. Monthly Payment — rent due on the 1st of each month for the duration of the lease term. A minimum one-year lease is required.
Mode Of Payment
Payments can be made via debit card, cash, bank transfer, money order, cashier's cheque, or e-transfer.
Guarantor Requirement
A Canadian (local) guarantor is required for students opting for monthly payments. Third-party guarantors are also accepted, provided they meet the required income criteria. The guarantor must demonstrate a minimum monthly income of at least 2x the monthly rent (equivalent to an annual income of 24x the monthly rent). Required guarantor documents: bank statement and proof of income (pay slips). International guarantors are not accepted. Students applying without a guarantor must pay the full rent upfront along with an additional security deposit.
