After key collection or the tenancy start date, early termination is only permitted through an approved Tenancy Takeover. If cancellation is for reasons other than the permitted cancellation grounds, you remain liable for the full contractual rent unless a replacement tenant is found. You may cancel your tenancy before your tenancy start date if you defer your university entry to the next academic year. You must provide: Written confirmation requesting cancellation. Written evidence from your university or UCAS confirming the deferral. The request must be submitted at least one week before the tenancy start date. Any rent payments made will be refunded. The Booking Fee (if paid) will be retained as a cancellation fee.

Booking Deposit
A £400 deposit is required to secure your room. The tenancy agreement must be completed within 7 days of property receiving the Booking Fee, unless another period is agreed. The Booking Fee is credited towards your first rental payment. The Booking Fee may be retained as a cancellation fee depending on the cancellation circumstances.
Mode Of Payment
Payments can be made through the Resident Portal. Cash payments are not accepted. No surcharge applies to payments made by debit card or credit card.
Pay In Instalment
The following payment plans are available: 1 payment No additional charges. Payment due in August. 4 payments No additional charges. Payment due in August, September, January, and April. 6 payments 3% surcharge on the total rent. Payments due in August, September, November, January, March, and May. 10 payments 7% surcharge on the total rent. Monthly payments from August to June.
Guarantor Requirement
A guarantor may be required as part of the tenancy agreement. UK and international guarantors are accepted. Students who pay the full rent in one payment do not require a guarantor. Third-party guarantor services, such as Housing Hand, are accepted. All guarantors must: Provide a copy of their passport. Provide a separate proof of address in the form of a utility bill dated within the last three months. If the resident fails to pay rent or breaches the tenancy agreement, the guarantor is responsible for any outstanding amounts.
Additional Fees
A 3% surcharge on the total rent applies to the 6-payment installment plan. A 7% surcharge on the total rent applies to the 10-payment installment plan.

How do I book a room?

We aim to make the booking process as simple as possible as we understand that this can be a stressful time. To book a place at Property, simply email hello@amigo-living.com and specify which site you would like to book. Our team will then send you a booking form and details of what you will need to complete your booking. Within 7 working days, you will receive a booking confirmation. Within 14 working days of receiving your confirmation, you are required to electronically sign your tenancy agreement.
Can I book a room if I am on placement or doing an internship?

Yes – as long as you are a full-time student, you can book accommodation with Property. We also offer summer short-term accommodation at our Ipswich site.

Weapons or drugs (including legal highs) are not permitted under any circumstances. Please refer to your handbook for more information.

What is a Tenant Protection Scheme?
The Tenancy Deposit Scheme (TDS) is a government-backed scheme in England and Wales that protects tenancy deposits paid by tenants to landlords. It ensures that tenants receive their deposit back at the end of the tenancy if they meet the terms of the tenancy agreement and have not caused damage to the property.

Damage charges cover the cost of repairing or replacing items damaged by residents or their guests beyond normal wear and tear. These charges may be deducted from the security deposit or billed directly. Cleaning or redecoration costs may also apply if the room is left in an unacceptable condition. Guarantors Your guarantor can be UK or internationally based but must be aged 21 or over and not a full-time student. If you are unable to pay your rent or do not comply with the tenancy agreement, your guarantor will be responsible for paying any outstanding amounts.

Residents must be present when guests enter or exit the premises. One guest may stay overnight for a maximum of two nights within a seven-day period. Guests must be signed in and reception staff informed upon arrival. Residents are responsible for their guests and must accompany them at all times. Any damages will be charged to the resident. Property reserves the right to revoke the guest policy at any time.

No – residents are responsible for cleaning their own rooms. Our team maintains common areas such as social spaces, shared kitchens, reception, and laundry rooms.
