What's included in the price?

All utility bills — water, electricity, gas, internet, gym access, and use of all social spaces — are included in the price. There are no hidden charges; what is stated on the contract is what residents pay (besides any damage to the room or fines incurred).

Am I allowed to have guests to stay?

Residents are welcome to have guests during the daytime and for an overnight stay for a reasonable number of nights. For extended periods, permission from management is required. Guests must provide a form of ID to check in via the resident portal, and the resident is responsible for them throughout their stay. Written consent from management is also required if an overnight guest is under 18.

How secure is the accommodation?

There is CCTV in and around each property, an electronic key entry system for the main entrance, common areas, each flat and bedroom, and staff on site 24 hours a day, 7 days a week.

Will I need to pay council tax?

In the UK, students are exempt from paying council tax. Residents won't need to pay this, but if the council mistakenly issues a bill, residents will need to provide details proving they are in full-time education.

Do I need a TV Licence?

If a resident brings their own TV, or wants to watch or record programmes as they are shown live (including on mobile phones, tablets or computers), they will need to apply and pay for a TV Licence. This also applies to TVs provided by the property.

What if something in my flat breaks?

If there are any problems with a room, a shared living space, or one of the communal areas, residents should report it via the resident portal or by contacting the building team directly.

Can I have pets?

Pets are not allowed in rooms or any shared living spaces. This excludes the property City Club apartments, which are pet-friendly — there is a £50 monthly charge for cats and dogs, while smaller caged animals (such as rabbits) can stay for free.

What happens if I don't get on with my new flatmates?

The property aims to make the university experience as positive as possible. If there are any issues with flatmates, residents should notify the team and every effort will be made to help resolve the situation.

Can I receive post and parcels?

Each flat has its own lockable mailbox in the lobby — the room keycard also provides access to this. For larger packages or items requiring a signature, the property will hold them and notify the resident via text or email for collection. Photo ID and a signature are required to confirm collection. Post will not be given out to other residents without written authorisation.

Can I live with my friends?

The property is happy to accommodate groups as well as individuals. Residents can let the team know who they are planning to live with, and every effort will be made to place them in the same flat.

Am I allowed to live with a partner or friend? How much will it cost?

Two people can share some of the bigger studios at The property properties, which will add an additional £50 per week to the rent. Residents should contact the team directly to organise this. Please note, both inhabitants need to be full-time students, studying at least 20 hours per week.

Do I need a guarantor?

A guarantor is required for every lease, even if a resident intends to pay in one instalment. This is because the guarantor takes responsibility for any unpaid arrears or damage during the tenancy period. The guarantor must be someone who is not in full-time education or living in student housing.

Who can be my guarantor?

A guarantor can be anyone not currently in full-time education. They do not need to be a UK resident. Most residents use a parent, guardian, or family member. A resident cannot act as their own guarantor.

Is there an age limit for booking accommodation with the property?

As a minimum requirement, all property residents need to be or have turned 18 during their tenancy, due to the legally binding tenancy agreement required before arrival. There is no upper age limit, as long as the resident is in full-time education for the duration of their stay.
