All utility bills, including water, electricity, gas and internet, as well as gym access and use of social spaces, are included. There are no hidden charges, except for damages or fines.

Daytime guests are allowed, as well as overnight guests for a reasonable number of nights. Extended stays require management permission. Guests need ID for check-in through the resident portal, and the resident is responsible for them. Written management consent is required for overnight guests under 18.

The properties have CCTV, electronic key-entry systems for entrances, common areas, flats and bedrooms, and staff on site 24/7.

Pets are generally not allowed in rooms or shared living spaces. Canvas City Club apartments are an exception. Cats and dogs incur a £50 monthly charge, while smaller caged animals can stay free.

Each flat has a lockable mailbox. Larger or signed-for packages are held for collection, with photo ID and a signature required. Someone else can only collect post with written authorisation.

Groups and individuals can be accommodated. Residents can inform Canvas who they want to live with, and Canvas will try to place them in the same flat.

The guarantor can be anyone who is not in full-time education and does not have to be a UK resident. Parents, guardians and family members are commonly used. Residents cannot act as their own guarantor.
