If you made your booking <strong>fewer than 7 calendar days</strong> before your AST start date (or 24 if booked after 1st August), you may cancel your booking up until the day prior to your tenancy start date, without incurring penalty.</p> <p>4. No Place No Pay
<p><strong>For 25-26 AY &amp; 26-27 AY:-</strong></p> <p><strong>This is applicable to undergraduate first-year students only.</strong></p> <p>If you are a prospective first-year undergraduate student, and your offer of a place at your preferred university/higher education institution is withdrawn as a result of not achieving the required entry grades, you will be eligible to receive a refund of your deposit.</p> <p>You may also be eligible to cancel under No Place, No Stay if you choose to go to a different university, in a city that does not have availability in the property's building, because you have exceeded your expected grades.</p> <p>To cancel under No Place, No Stay, you must supply either:</p> <p>1. A copy of a written rejection from your chosen university/college or UCAS, which confirms that the results you required for acceptance were not achieved.</p> <p>2. A copy of the proof of acceptance to a new university by UCAS adjustment.</p> <p>This must be received by your property <strong>within 5 calendar days</strong> of the date on which your results are published. On receipt of the required documentation, the agreement will be cancelled with a refund of your deposit.</p> <p><strong>Please note that if another of the property team's building is within the city for your alternate University then the above does not apply – you will (subject to availability) be offered a room within the alternate property and be required to sign an alternate AST with the new accommodation. If there is no availability, then your AST from your original property will be cancelled.</strong></p>

<p><strong>For 25-26 AY &amp; 26-27 AY:-</strong></p> <p><strong>Leaving Your Accommodation Early</strong></p> <p>If you are considering leaving your accommodation before the end of your contracted term, you must first speak with your local Accommodation Manager.</p> <p>Early termination of your tenancy may be possible only if the following conditions are met:</p> <p>You must find a suitable replacement tenant who is enrolled full-time at a local university or college and is willing to take over the tenancy for the remainder of your contract.</p> <p>The replacement tenant must:</p> <p>Sign a new Assured Shorthold Tenancy (AST) agreement with the property.</p> <p>Provide all required documentation. If applicable, supply a suitable UK-based guarantor.</p> <p>1. Any refund due will only be processed after the replacement tenant has:</p> <p>2. Signed the new AST.</p> <p>3. Paid all required fees.</p> <p>4. Moved into the accommodation.</p> <p><strong>Please note:</strong></p> <p>You will be charged for the period during which you occupied the room.</p> <p>If the replacement tenant agrees to a lower rent, you will be responsible for covering the difference in rent.</p> <p>If you are unable to find a replacement, you (and your guarantor, if applicable) will remain liable for the full rent for the remainder of your tenancy agreement.</p>

When should the Council Tax Exemption Certificate be provided?

This must be submitted within 7 days of registering at university. Guidance is emailed after check-in. Failure to submit the certificate may result in Council Tax charges.

When can residents check in?

Check-in is available from the tenancy start date. Residents do not need to arrive on that exact day, but the room will be ready from then.

What happens if rent is not paid?

If rent is unpaid, residents will not be able to check in or collect keys until payment clears. A staged debt process begins, guarantors are contacted where applicable, and legal action may follow. This can affect credit history. Residents experiencing payment difficulties are encouraged to contact the site team early, as universities may offer hardship support.

When is access required to rooms?

Advance notice is provided for access required for repairs or health and safety reasons, except in emergencies.

When are room inspections carried out?

Inspections take place three to four times per year, with prior notice given.

What if the room does not exactly match the photos?

Rooms may vary slightly in layout, but all are equipped with equivalent furnishings.

Can friends stay overnight?

Yes, guests may stay for up to two nights within any 14-day period. The on-site team and flatmates must be informed in advance, and residents are responsible for their guests.

How does post and parcel delivery work?

Mail should be addressed using the resident’s name, room number, accommodation name, full address, city, and postcode. Parcels are logged by staff using a parcel tracking system and stored for a maximum of 14 days.

How are maintenance issues reported?
