Early termination by students
Early termination is allowed subject to the property's conditions. The tenant is responsible for: Any unpaid rent. One additional full month's rent. An early termination fee equal to one month's rent. Advertising, cleaning, and turnover costs. No refund is provided unless a replacement tenant is found and approved. Any applicable refund is issued only after all deductions are applied and the room has been reoccupied.

入住前： 在您计划入住前，Johnson Housing制定了如下退款政策，请务必知悉： 若您在入住日期前至少40天提交取消申请，则无需承担租期内剩余租金，且已支付的租金及押金将在7天内全额退还。 若您提前至少30天取消预订，同样无需承担剩余租金；租金将在7天内退还，但押金不予退还。 若您在预计入住日期前10天内取消，则需支付4周租金；4周期满后，剩余租金责任免除，超出4周部分已付租金将在7天内退还，押金仍不退。 如因签证被拒而取消，只要提供有效证明，您无需承担剩余租金；租金将在7天内退还，押金不退。 若因COVID-19限制无法赴加或无法开学，租金将在7天内退还；押金将转为内部积分，可用于日后在多伦多任意Johnson Housing房源的预订。 入住后： 若住户提前终止租约，须按合同约定的月租支付至租约终止日。 此外，您还需承担寻找替代住户的广告费用及为迎接新住户而产生的必要准备费用，如粉刷、清洁等。 然而，若出现不可预见的重大情况导致住户在租期届满前搬离，Johnson Housing可在以下条件满足时考虑免除您的合同义务： 您的退租请求须由特殊情况（如重病或政府强制令）引发，并需提供授权机构的书面证明。 您需找到经Johnson Housing批准的合适替代租户，以承接剩余租期的房间或公寓。
