A lease may be cancelled or terminated if the Resident does not receive a visa to stay in Germany.

Early termination by students

The accommodation contract has a fixed duration, mostly 6 or 12 months, and generally cannot be cancelled. Individual requests to change or terminate the contract are reviewed individually. Major reasons may allow cancellation or termination of the lease.

Extenuating Circumstances

A lease may be cancelled or terminated in the event of the death of a first-degree family member.

Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Security deposit is 2.3× the monthly rent, regardless of stay duration.

Guarantor Requirement

A guarantor is not required. A passport copy and certificate of enrollment are required.

What is included in the all-inclusive rent?

The all-inclusive rent covers the furnished apartment, utilities such as water, heating and electricity, high-speed internet, access to common areas, on-site management, and security. A one-time move-in fee and security deposit are charged separately.

What is the minimum rental period?

The property offers rental periods of either 6 or 12 months.

When do I have to pay my rent?

Rent must be paid monthly in advance, no later than the third working day of each month.

What security deposit do I need to pay?

The security deposit is 1.5 months' rent for lease terms of up to 6 months and 2 months' rent for lease terms of up to 12 months.

Is there a one-time processing fee?

Yes. A one-time processing fee of €175 applies to the property.

When will my security deposit be refunded?

The security deposit is refunded in full no later than 8 weeks after moving out, provided the apartment is returned in good condition and all rent payments have been made.

Does the property charge a television or broadcasting fee?

Yes. The German broadcasting contribution (Rundfunkbeitrag) is €18.36 per month. Students receiving BAföG may be eligible for an exemption.

Can I register the property as my main residence?

Yes. The property can be registered as a main residence and must be registered at least as a secondary residence.

Can I sublet my apartment?

No. Subletting is not permitted.

Do I have to be a student to rent an apartment?

The property is designed for students. Non-students should at least be enrolled in an educational program.

Does the rent automatically renew after the lease expires?

No. The lease does not automatically renew, but it can be renewed subject to availability.

What documents are required to book an apartment?

A valid ID, a university enrolment certificate, and, for applicants under 18, approval and ID from a parent or legal guardian are required.

Can I reserve an apartment?

An apartment can be reserved by completing the online booking process.

What furniture is included in the apartment?

The apartments are furnished with items such as a bed, desk and chairs, dining table, wardrobe, and kitchen facilities including ceramic hobs, a refrigerator, and a microwave. Equipment may vary by apartment category.

Is high-speed internet included?

Yes. High-speed internet of up to 1 Gbit/s is included in the rent.

Is there bicycle storage?

Yes. Bicycle storage is available in the courtyard and basement areas.

What happens if I need to cancel or terminate my contract?

The rental contract is binding and generally cannot be cancelled. However, individual requests may be reviewed. Circumstances that may allow cancellation or termination include visa refusal, cancellation of an Erasmus programme, the death of a first-degree family member, closed borders due to exceptional events, or government instructions to return to the tenant's home country.

What does the one-week earlier move-out mean?

The apartment must normally be returned one week before the contract end date to allow time for cleaning, maintenance, repairs, and re-letting. The rent is calculated to account for this shortened effective occupancy period. This requirement does not apply when extending the stay in the same apartment.

What should I do if I get locked out of my apartment?

If the reception is closed, tenants must contact an external locksmith directly. The property does not provide a security service for door openings in Tübingen. Each tenant receives two key cards when moving in, and any locksmith costs must be paid by the tenant immediately.
