Guarantor Requirement
<p><strong>For AY 25-26 &amp; AY 26-27:</strong></p> <p><br></p> <p>A. The property requires you to have a <strong>valid UK Guarantor </strong>if you wish to pay in installments.</p> <p>B. If you are unable to provide your own UK Guarantor, the property recommends the service of Housing Hand.</p> <p>C. Additional Fees
<p><strong>For AY 25-26 &amp; AY 26-27:</strong></p> <p><br></p> <p><strong>Dual occupancy</strong> is available for most rooms that are <strong>23sqm</strong> or larger. Both applicants must apply separately and clearly state in their applications that they are requesting dual occupancy.</p> <p>The total rent will be calculated as the standard room rate plus an additional <strong>£50</strong> per week, then split evenly between both occupants, unless specified otherwise.</p>

If you are unable to obtain a UK visa and your tenancy has not yet started, you may be eligible to cancel your tenancy agreement without penalty and receive a full refund of your deposit, provided that:</p> <p>2. You send an email from the email address used for booking to your property’s email address (if already in residence),</p> <p>confirming that your visa application has been unsuccessful and that you wish to cancel your booking. Include your full name and property details.</p> <p>3. You attach the official visa refusal notice issued by UK Visas &amp; Immigration.</p> <p>4. These documents must be received within 3 calendar days of receiving your visa refusal notification and no later than 20th September for bookings for the upcoming academic year.</p> <p><strong>Note:</strong> If this documentation is not received within the timeframe or after your tenancy has started, you will remain liable for the rent until a suitable replacement tenant is found and the room is successfully re-let.</p> <p><strong>After the Tenancy Start Date</strong></p> <p>If you have not collected your keys:</p> <p>1. You will be held rent liable until a suitable replacement tenant is found and approved by the landlord.</p> <p>2. If your visa is revoked after moving in:</p> <p>a) You must notify the property team within 48 hours of receiving the official notice by emailing to your property email address.</p> <p>b) You will need to provide:</p> <p>The official revocation notice from UK Visas &amp; Immigration, and a letter from your university confirming your release from studies.</p> <p>Once verified, next steps regarding your tenancy will be communicated by the property team.</p> <p><br></p> <p><strong>For 25-26 Jan Intake ( Short Term Lets):</strong></p> <p>No Visa No Pay will depend on property discretion.</p>
No Place No Pay
<p><strong>For AY 25-26 &amp; AY 26-27:</strong></p> <p><br></p> <p><strong>For First-Year Undergraduate and Postgraduate Applicants</strong></p> <p>If you are a prospective first-year undergraduate or postgraduate student and your offer of a place at your chosen university or higher education institution is withdrawn due to not meeting the required entry grades, you may be eligible for a full release from your tenancy agreement.</p> <p><strong>To qualify:</strong></p> <p>1. You must provide written confirmation from your university or UCAS (such as a rejection letter or a screenshot showing your UCAS status)</p> <p>2. This evidence must be submitted within <strong>3 calendar days</strong> of your results being published and no later than 28th August (whichever comes first)</p> <p>3. You must send your cancellation request from the email address used to <strong>your property’s email address i</strong>f already in residence</p> <p>4. If you're choosing to attend a different university due to exceeding your expected grades, you may also be eligible for cancellation. In this case, you must provide proof of acceptance at the new university via <strong>UCAS Adjustmen</strong>t.</p> <p>5. Once your documentation has been received and verified, your tenancy will be cancelled without penalty, and your deposit will be refunded in full <strong>within 30 days.</strong></p> <p><strong>For Second-Year and Returning Students</strong></p> <p>1. Once your booking is confirmed and the security deposit has been paid, your tenancy agreement becomes legally binding.</p> <p>2. You may cancel your booking within a 7-day cooling-off period from the date of booking. To do so:</p> <p>3. Email your cancellation request to your property’s email address (if already in residence). If cancelled within this period, your full deposit will be refunded</p> <p><strong>Please note: </strong>Deposit refunds may take several weeks, depending on the status of the deposit within the Tenancy Deposit Scheme.</p>
Replacement Tenant Accepted
<p><strong>For AY 25-26 &amp; AY 26-27:</strong></p> <p><br></p> <p>If your tenancy has already started and you have <strong>not</strong> collected your keys, you will remain liable for rent until a suitable replacement tenant is secured.</p> <p>If your visa is revoked after you have collected the keys, you must inform the property team within <strong>48 hours</strong> of receiving official notification, either by emailing property management or your property’s designated email address if you are already in residence.</p> <p>You must provide written or emailed confirmation of the visa revocation, including official documentation from <strong>UK Visas &amp; Immigration</strong> and a letter from your University confirming your release.</p> <p>In such cases, you will not be able to stay in the property; however, you will remain rent liable until a suitable replacement tenant is found or until the end of any applicable legal notice period under current legislation.</p>

Does my rental price include car parking?

On-site car parking is available at some properties, but is not included within the rental price unless explicitly stated and confirmed in writing. Payments for car parking permits are separate to your tenancy agreement. Please speak to the property team if you wish to purchase a car parking space. Car parking spaces are very limited and are strictly on a first-come first-served basis.

Can I book if I’m under 18?

If you turn 18 in the first semester of university, they can accept your booking at properties where there is 24/7 security available and have an adult over the age of 18 must be a co-signatory on your tenancy agreement and must accept the terms of it. They can accept under 18s in some of their properties subject to their Policy for Students under the Age of 18.

Can I purchase bedding and kitchen packages?

Yes you can order a package to be waiting for you upon arrival on their starter kit ordering portal.

What do I need to bring with me?

When you come to pick up your keys you need to bring some photographic ID. To find out what else you may need to bring check out their ‘what to take to university’ page.

Is there car parking facilities for when I move in?

Some properties have car parking facilities available for a small charge, please speak to your property team directly if you would like to reserve car parking.

Does my rental price include room cleaning?

Room cleaning services are available at some properties for an additional charge, unless stated as being included with the rent.

Are pets allowed?

No pets of any kind are permitted at management, except registered assistance dogs.

Do you provide summer accommodation?

Do I have to move out in the holidays?

Your room is yours for the full contract period and you don’t need to move out during academic breaks.

Does my rental price include insurance?

Contents insurance is included at some properties which will be specified in your tenancy agreement.

Do I need to pay council tax?

If you are a qualifying full time student, you will be exempt from paying Council Tax. You must provide them with your council tax exemption certificate which your university will be able to arrange. If you do not have this when you move in because you have not yet enrolled on your course, please ensure that you bring with you the name of your university and your university student ID number.

Can I move in before I pay my rent?

All rent that is due must have been paid when you check in. If you are having difficulties or this will be a problem, please contact the property as early as possible who will assist you.

Can I book a room without a viewing?

Yes, you can book rooms online using the 'book now' option, which only takes around five minutes.

How long does a viewing take?

A viewing usually takes around 15 to 20 minutes, however you can spend as long as you wish viewing the property.

What will I be shown on my viewing?

The property team will guide you around the building and show you the social areas, outdoor spaces and on-site facilities as well as the rooms you would like to see (dependent upon availability). Please be aware that some rooms and apartments that you view may be occupied by their current residents.

I'm in a different country, how do I view a property?

They offer a Online viewings for those who cannot view in person. Just click 'Arrange a Viewing' and from there you can choose the Online option and organise a time and date that suits you.
