If you have not yet collected the keys to your accommodation, you may cancel your booking by emailing the resident's team within 7 days of receiving their email confirming that your booking is complete (the “7 Day Cooling-Off Period”). 2.     What is the minimum contract length?

    The minimum contract length is 46 weeks. Shorter contracts may sometimes be available subject to availability, and additional rent charges may apply.

    What payment options are available?

    Students can either pay the full rent in advance or pay in 3 termly instalments with an initial payment. The preferred payment option must be selected when securing the room.

    Is a guarantor required?

    Yes, a guarantor is required if paying in instalments. The guarantor must be a UK resident in full-time employment and pass a credit check. International students without a guarantor can still book accommodation by paying the full rent in advance.

    Is there a booking fee or deposit?

    Yes, a £100 booking fee is required to secure the room. This amount becomes the tenancy deposit after move-in and is refundable at the end of the tenancy, subject to no damages or rent arrears. Deposits are protected under The Deposit Protection Service.

    Which bills are included in the rent?

    The rent includes heating, electricity, water, and broadband internet, subject to a fair usage policy.

    Do students need to pay Council Tax?

    No, full-time students are exempt from Council Tax, but students must obtain and provide their exemption certificate to the accommodation team.

    Is a TV licence required?

    Students are responsible for purchasing a TV licence for TVs in their own rooms, while communal TV licences are arranged by CARO.

    Is contents insurance included?

    No, students are advised to arrange their own contents insurance for personal belongings.

    Can students live with friends?

    Yes, students can request to live with friends by mentioning their names during the application process. Requests are handled on a first-come, first-served basis and cannot always be guaranteed.

    Can students request single-sex flats?

    Yes, single-sex flat requests can be made and will be accommodated where possible, though they cannot be guaranteed.

    How many students share an apartment or cluster?

    The number varies by property. Shared clusters range from 3 to 14 bedspaces depending on the accommodation building. Some studio apartments are also available.

    Are double occupancy rooms available?

    Yes, a limited number of double occupancy rooms are available for an additional rental charge.

    Are wheelchair accessible rooms available?

    Yes, some lower-floor rooms are wheelchair accessible. Students should contact the accommodation team to discuss their specific requirements.

    Is car parking available?

    Limited parking spaces are available at City Point. Vehicles are parked at the owner’s risk.

    Is bicycle storage available?

    Yes, bike storage facilities are available at every site. Students must bring their own lock, and a refundable deposit may be required for access keys.

    What security arrangements are provided?

    The properties have in-house security staff, emergency contact support available 24/7, and CCTV coverage in communal areas.

    Is there a gym facility?

    Yes, gym facilities are available. City Point residents can access the City Point gym, while The Bridewell has its own on-site gym.

    Can students see a copy of the tenancy agreement before booking?

    Yes, a standard tenancy agreement can be provided by email or hard copy upon request.

    What is the CARO communal living policy?

    CARO operates a “Code for Communal Living” with zero tolerance for behaviour that disrupts the community environment.

    What furniture and facilities are included in the rooms?

    Rooms are fully furnished and typically include a bed, wardrobe, workstation, shelving, pinboard, en-suite bathroom, TV, and access to a shared kitchen and living area.

    What kitchen facilities are provided?

    Shared kitchens include an electric oven and hob, fridge, freezer, microwave, kettle, toaster, and dining area.

    Are laundry facilities available?

    Yes, laundry facilities are available on-site, although additional charges apply.

    Is Wi-Fi included?

    Yes, free broadband and super-fast Wi-Fi are included in the rent.

    Can international students book accommodation?

    Yes, CARO welcomes both UK and international students. International students without a guarantor are required to pay the rent in full upfront.
