Cooling Off Period

Residents have 14 days from the date the contract is signed (by the resident, guarantor if applicable, and the property) to cancel and receive a full refund of the booking fee.

No Visa No Pay

Students may request to be released from their contract if they are unable to obtain a visa and are therefore not permitted to study at their chosen university. To qualify, the student must provide official written confirmation from the university confirming that they are no longer accepted on the course.

No Place No Pay

Students may request to be released from their contract if they are not offered a place at university due to not achieving the required grades or if their place is withdrawn. This applies to both prospective first-year students and continuing students. To qualify, the student must provide official written confirmation from the university stating that they are no longer accepted on the course.

Replacement Tenant Accepted

Residents may be released from their contract by providing a suitable replacement tenant, subject to approval and the following conditions: Written consent must be obtained before any transfer; subletting without approval is not permitted The replacement tenant must be a full-time student aged 18 or above The replacement tenant must sign the contract, pay all due amounts, and provide a guarantor if required Refunds (if applicable) will only be processed after the replacement tenant has

Other cancellation policies

Cancellation by Property - The property reserves the right to cancel a booking if the contract is not signed within 14 days of issuance, with notice provided via email. Cancellation due to other reasons - Once the contract has been signed, it may only be terminated by mutual agreement between the property and the tenant, typically in cases of misconduct, breach of contract terms, or health-related circumstances, subject to discussion with management.

No security deposit is required for this property.

Pay In Instalment

Rent can be paid in instalments if a UK-based guarantor is provided. If no guarantor is available, the full rent must be paid upfront before move-in. Please Note - Residents will not be permitted to move in until the first instalment (or full rent, if applicable) has been paid. All subsequent instalments must be paid on the dates specified in the tenancy agreement.

Guarantor Requirement

A guarantor must be a UK-based adult who agrees to cover the rent if the resident defaults on the contract. Alternatively, a third-party guarantor service such as Housing Hand may be used.

Do I have to sign a contract?

Once you have completed your online booking a contract will be sent to you, You will then need to log into your booking, check all your details are correct, read through your contract, upload the requested documents, and sign the contract online.

Are there any chargeable extras?

If you wish to bring your car, they have plenty of spaces and they will be monitored by CCTV. They do charge £100 per year for a permit - please make sure you remember to secure a space. They have a managed laundry service which is an easy cashless system so you can wash and dry your clothing, bedding, and towels - just top up your card online. They will be doing termly room inspections and any damages will be added to your account and you will be required to pay them.

Is there security?

Yes, there is 24/7 security, either in person or on call. The building is also fob access only.

Is there somewhere for my parcels to be delivered?

Yes, the reception team will be able to take parcels in on your behalf.

How much space will I have to store food in the communal areas?

All residents will have a lower cupboard, a top cupboard, and a drawer as well as freezer and fridge space.

What size is the bed?

The beds are 4ft. double beds.

How close is the accommodation to Lancaster University?

The accommodation is directly opposite the Health Innovation Campus at Lancaster University and is around 0.5 miles from the Welcome Centre. There is a also bus stop located opposite the building. It will take around 5 minutes to walk to the Health Innovation Campus.
