The guarantor, whether local or international, acts as a joint and several obligor and a party to the contract, guaranteeing the payment of rent and any other amounts owed by the resident in accordance with contractual and legal obligations, as well as ensuring compliance with internal regulations. The guarantor is jointly and severally liable with the resident for any damage caused within the property, including breaches of internal regulations and damages caused by the resident’s guests, along with all payments required under the contract and its annexes. The property will inform the guarantor of any outstanding amounts owed by the resident as outlined in the relevant clauses. The guarantor remains responsible for any breach of obligations by the resident throughout the contract duration and any extensions. Additionally, the resident acknowledges and agrees that the property may share details of the agreement, internal regulations, and the resident’s conduct and behaviour with the guarantor.

Cancellation Policy: (Additional details in the contract previously attached)
Until 15 June (inclusive): 100% of the deposit will be refunded. The registration fee (if applicable) will be retained.
• From 16 June to 30 July (both inclusive): 50% of the deposit will be refunded. The remaining 50% and the registration fee will be retained.
• From 31 July (inclusive) onwards: No refund will be made.

>Refundable Cases
The Resident shall be entitled to a full refund of the security deposit and, where applicable, the registration fee, in the following cases, provided that written notice is given to the Property within ten (10) calendar days from the date the official notification is received:
c.1) Denial of admission to a university or educational institution
Submission of an official certificate of nonadmission or the final result of the university preenrolment process
c.2) Visa denial
Submission of an official document certifying that the visa to enter Spain has been denied.
c.3) Academic failure
Submission of an official document indicating a “NOT PASSED” grade in Bachillerato or EvAU exams.
