Cooling Off Period
<p><strong>For 26-27 AY:-</strong></p><p>The property offers a <strong>5 day cooling off period.</strong> This means that you can cancel your booking within 5 days of signing your tenancy agreement, as long as you have not yet moved in.</p><p> </p><p>1. From <strong>1st August</strong>, the cooling off period changes to two days after your tenancy agreement has been countersigned.</p><p>2. To cancel during the cooling off period, you must provide written notice to your residence team within five/two days of receiving confirmation that your booking is complete.</p><p>3. If you validly cancel during the cooling off period, you will be refunded any Advanced Rent you have paid to property management within 28 days.</p><p> </p><p><strong>For 25-26 Jan Intake (Short Term Lets): -</strong></p><p>1. The property offers a <strong>5 day cooling off period.</strong> This means that you can cancel your booking within 5 days of signing your tenancy agreement, as long as you have not yet moved in.</p><p>2. The student may cancel their contract by giving them the written notice (which may be sent by post or email, but not fax) that the student wishes to cancel. The notice must reach to the property:</p><p>(a) By the <strong>end of the 5th working day </strong>after the day they confirm to the student that their accommodation booking has concluded. OR</p><p>(b) Before the <strong>31st July before the start of the period </strong>of stay, whichever is sooner. When they start to provide the student with services the cooling-off period will end, even if the student completed the booking process only two or three days beforehand.</p><p> </p><p><strong>Please note: </strong>For short stays, the property does not offer any cooling off period, all contracts are legal and binding.</p>
No Visa No Pay
<p><strong>For 25-26 Jan Intake(Short Term Lets) &amp; 26-27 AY:-</strong></p><p>Once the cooling off period has expired, you can cancel your booking if:</p><p>1. Your UK visa has been refused<strong> </strong>In these circumstances, the property will allow you to cancel your booking prior to the tenancy start date. Please send your Visa refusal documentation to the property within <strong>72 hours</strong> of receiving it.</p>
No Place No Pay
<p><strong>For 25-26 Jan Intake(Short Term Lets) &amp; 26-27 AY:-</strong></p><p>Once the Cooling Off period has expired, you can cancel your booking prior to the tenancy start date if:</p><p>1. You have not acquired the grades to be offered a place at the chosen university.</p><p>2. You have failed to achieve the grades to continue your study at university.</p><p>In these circumstances, please provide evidence (UCAS notification) to the Residents Team within <strong>72 hours</strong> of being notified.</p>
Replacement Tenant Accepted
<p><strong>For 26-27 AY:-</strong></p><p>The only other instance where you may be able to cancel outside of the cooling off period is if you are able to provide a replacement tenant to take over the remainder of your contract. You will not be able to explore this option if your rent account is in arrears. The replacement tenant must not already be living in a property. You will be liable for all rent due up to the date the replacement tenant moves into the accommodation. If you can find a suitable replacement tenant, you may be entitled to a refund if you have overpaid for your period of stay. This will only be paid if you are not in arrears and if the replacement tenant has signed their tenancy agreement.</p><p> </p><p><strong>For 25-26 Jan Intake (Short Term Lets): -</strong></p><p>If you want to terminate your agreement after the cooling off period, you can do so only after providing the property with a replacement tenant who agrees to take the accommodation for the remainder of the period of stay.</p><p><strong>Please note: </strong>&nbsp;You will have to pay a reasonable cancellation fee to the property along with any other sums owed.</p>

How do I make a booking?

Can I live with friends?

Definitely! If you're interested in living in a cluster flat with your friends, just let them know who you want to live with, and they'll do their best to make it happen. Be aware, they are more likely to be able to facilitate this early in the year, with many sites selling out the closer they get to September.

How do I know who I'm living with?

They don't give out names for privacy reasons, but you can get a better idea of who you’ll be living with via their residents groups that are shared prior to check-in or by asking your site team to provide you with information such as gender, year and uni.

When can I move in?

About two months before your move-in date (selected when booking), you'll be able to book a move-in slot that works for you. If you need any support for accessibility or travel reasons, be sure to let them know at this stage. If you need an early check-in, they may be able to help too, just reach out to our amber team and they’ll be happy to let you know availability and pricing.

Can I book a viewing online?

To book a viewing, just complete the contact form. They'll send you a confirmation email once your viewing time is confirmed. Easy peasy!

What if I have additional needs?

They have permanent accessible and temporary adaptable access rooms available to suit your needs. For more information about these rooms, please contact the Residence Team directly.

What do I do if I am not completely satisfied?

If you're not completely satisfied with your stay, don't worry, they're here to help! They take all complaints seriously and will do their best to fix any issues as soon as possible. Just check out their complaints procedure for your specific location.

Can I bring my pet with me?

As much as they love pets, unfortunately, they're not allowed in their accommodation unless they are registered service animals - sorry!

Does my room come with bedding etc..?

What about a tv licence?

Can I have friends to stay?

You're welcome to have guests stay in your room, however, residents may have a maximum of one overnight guest for no more than two consecutive nights provided that does not cause a nuisance or annoyance to other residents in the Building.

Will my flat get cleaned?

Your student room and shared areas will be spotlessly clean when you arrive, but after that, it's up to you! Don't hesitate to ask their Residence Teams for advice or help if needed.

What if I have an issue with my room?

Need something repaired? You can log any maintenance issues using the Concurrent App and their Residence team will be on hand to respond to requests as soon as possible!

Am I allowed to smoke at the property?

All their student accommodation is smoke-free, so please use designated smoking areas outside the buildings or in the courtyards.

How do I connect to the internet?

Connecting to the internet is easy - just connect your devices to the wireless network on arrival. You can also use an Ethernet cable, which you can plug into the network wall socket in your room.

Are my things covered by insurance?

In partnership with Endsleigh, they include free contents insurance for every student that opts to live in one of their buildings. Once you’ve registered with My Endsleigh, you can instantly access your cover details and policy documents to check exactly what's included and have the option to upgrade the level of cover if needed. Their claims team is on hand to advise whenever needed.

What can’t I do in my accommodation?

For health and safety reasons, they don't allow candles, incense burners, deep fat fryers, or any electrical appliances that don't comply with British standards and statutory regulations. They are also unable to accommodate E-scooters or any other alternatives. Please don't bring any of these on-site.

Who will come into my room?

They carry out room inspections three times a year and occasionally health and safety checks, but they'll always give you at least 24 hours' notice before entering your room.

How much fridge space is there in the studio rooms?

All studios come with a small fridge with a freezer compartment.

Can I bring my rice cooker/electric pressure cooker?

Sorry, but they don't allow rice cookers or electric pressure cookers - their high voltage can be dangerous.

What if I need to leave before my tenancy ends?

They may have Tenancy Takeover options available, but it's best to contact their Residence Teams for the most up-to-date information.

Do I need to move out for the holidays?

No, you don't need to vacate your room during the holiday breaks. Your room is yours for the entire duration of your tenancy, and you only need to move out at the end of the agreement.

What if I want to stay over summer?

You can book your room for the entire year (51 weeks) or opt for a shorter tenancy where available and extend it for the summer period. Get in touch with our amber team at your chosen location for more information.

How do you protect my money?

They take the protection of their clients' money seriously, and as such, they are members of The Propertymark Client Money Protection Scheme.

What size is a small double bed?

A small double bed, also known as a 3/4 size bed, measures approximately 120cm wide x 190cm long.

Can I still receive deliveries?

Depending on your location, your post may be delivered directly through your door by Royal Mail or collected from on-site post boxes. You can receive larger parcels at reception, but unfortunately they can’t accept liability for any loss or damage.

Can I/my friends park at the building?

Most of their buildings don't have allocated visitor parking, but there are nearby locations for you to park. Contact our amber agent at your chosen location for more information

How do I wash my clothes?

There are on-site laundries with washers and dryers at all their locations. You can pay for these via an app on a pay as you go basis.
