1. You do not have to pay any Holding Deposit to book at this property.
2. You will have to pay first month's rent within seven days of signing Tenancy Agreement.
You will have to pay four weeks rent as deposit.
Rent payments are due on the 1st of each month as detailed in the Tenancy Agreement.
Rent can be made by credit/debit card, Pay By Bank via Portal, or by Standing Order.
Subject to the outcome of reference checks, a guarantor may be required. The guarantor must reside in and own property in the UK, and must undergo referencing. The guarantor’s monthly income must be at least three times the monthly rent to demonstrate affordability. All other standard referencing criteria will also apply.

If a tenant chooses to end their contract early, they will be responsible for the management's costs associated with re-letting the property, as well as any rent due until the replacement tenancy begins. These costs will not exceed the maximum amount of rent outstanding under the tenancy agreement.

What Are Right to Rent Checks?
If you are renting in England, Right to Rent checks must be completed to confirm that all household members are eligible to live in the UK.
- UK or Irish citizens must provide photographic proof of ID.

What Do I Need to Know About Reference Checks?
All prospective residents must complete referencing checks to confirm eligibility to enter into an agreement. These checks must be completed within 3 working days, so it is important to notify employers or referees to respond promptly.
If you currently have an unsatisfied CCJ, you will not be eligible to proceed. If you have had a satisfied CCJ within the past 2 years, you must discuss this before starting your application.
As a general guide, to pass the credit check, your (joint) monthly income must be at least 2.5 times the monthly rent.
Will I Need Contents Insurance?
It is strongly recommended that residents arrange comprehensive contents insurance with a reputable provider to protect personal belongings. The policy should begin on the move-in date.
You may also wish to consider accidental damage cover for landlord-owned goods or property (e.g., carpet stains or accidental appliance damage).

A TV Licence is required if you watch or record live TV broadcasts on any channel or service, on any device. This includes live streaming through platforms such as BBC iPlayer, ITVX, YouTube Live, or Amazon Prime Video.
