One-time fee of $400 per pet and a recurring fee of $20 per month for both cats and dogs. The standard security deposit starts at $500 but may increase up to one month’s rent depending on the results of the application screening, including credit and rental history.

Guarantors may be accepted for applicants who do not meet the income requirements. If accepted, Guarantors must complete an application, must qualify showing income of at least 3-5 times the monthly rent.

Is a security deposit required?
Yes. Edenfield Shores requires a security deposit for all approved applicants. The standard security deposit starts at $500 but may increase up to one month’s rent depending on the results of the application screening, including credit and rental history.
How can I qualify for an apartment?
There are two ways applicants can qualify for an apartment at Edenfield Shores:
Self-Qualification
Applicants must have a gross monthly income of at least three times the monthly rent and must pass credit, background, and income verification screenings. Proof of income is required during the application process.
Guarantor Option
Applicants may also qualify by using a guarantor. A guarantor (often a parent or financial sponsor) must meet the community’s credit, income, and background requirements and agrees to be financially responsible for the lease.
Are utilities included in the rent?

Is there a maintenance team available?
Yes. Edenfield Shores has an on-site maintenance team available to assist residents with service requests. Maintenance support is available 24 hours a day for emergency requests, with routine service requests completed during business hours.
What should I do in a maintenance emergency?
For maintenance emergencies, residents should contact the leasing office during business hours or follow the after-hours emergency maintenance prompts. Emergency service requests can also be submitted through the resident portal by selecting emergency priority. For life-threatening situations, always call 911 first.
When is rent due and how do I pay?
