Early termination by students

Early termination is allowed subject to the property's conditions. The tenant is responsible for: Any unpaid rent. One additional full month's rent. An early termination fee equal to one month's rent. Advertising, cleaning, and turnover costs. No refund is provided unless a replacement tenant is found and approved. Any applicable refund is issued only after all deductions are applied and the room has been reoccupied.

Replacement Tenant Accepted

A replacement tenant must be found and approved. Refunds are only considered after the room has been re-rented and reoccupied. Applicable deductions include: CAD 280 service fee. Advertising/administration costs. Other applicable deductions where stated.

Other cancellation policies

Cancellations for personal reasons, change of plans, finding another accommodation, or change of mind are not accepted. No refund is provided under any circumstances for personal reasons. The policy applies to both the rent and the deposit. Booking a room is considered a serious commitment because it prevents others from booking the room.

Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

学生提前终止

若承租人提前终止本租约，承租人须负责支付至租约所载终止日期为止的约定月租金；并承担为寻找替代承租人而产生的广告费用，以及为使房屋达到可入住状态所需的费用，包括但不限于粉刷与清洁。

押金

该物业无需支付押金。

付款方式

公寓接受所有付款方式，包括但不限于个人支票、Interac转账、电汇、官网支付、银行本票、汇票、现金或其他任何付款方式。使用信用卡或PayPal支付将产生3%的手续费，该费用须由租客手动加至总付款金额中。

担保人要求

预订本公寓房间无需担保人。

付款和费用

冷静期

入住前：在您计划入住前，Johnson Housing制定了如下退款政策，请务必了解：若您在入住日期前至少40天提交取消申请，则无需承担租约剩余期间的租金，且已支付的租金及押金将在7天内全额退还。若您提前至少30天取消预订，同样无需承担剩余租金；租金将在7天内退还，但押金不予退还。若您在入住前10天内取消，则需支付4周租金；4周后剩余租金责任免除，超出4周部分已付租金将在7天内退还，押金仍不退。如因签证被拒而取消，凭有效证明可免除剩余租金，租金将在7天内退还，押金不退。若因COVID-19限制无法赴加或开学，租金将在7天内退还，押金转为内部积分，可用于日后在多伦多任意Johnson Housing房源的预订。入住后：若住户提前终止租约，须按合同支付至终止日期的月租金，并承担寻找替代住户的广告费用及必要的房间准备费用（如粉刷、清洁）。如遇不可预见的特殊情况，住户可能在租期结束前搬离，Johnson Housing可在以下条件满足时考虑免除合同义务：终止请求须由特殊情况（如重病或政府强制令）引发，并附授权机构出具的证明文件。您需找到经Johnson Housing批准的合适替代租户，以承接剩余租期的房间或公寓。
