Tenants can vacate their accommodation before the end of the notice period. To do so, simply enter the desired move-out inspection date when submitting your notice in your property customer area. Upon receipt of this notice, billing will be applied pro rata for the month of the notice period.

What are the admission requirements?

To be eligible, you must complete the application with all supporting documents. You will then receive confirmation of your reservation after signing the contractual documents and paying the first installment (application fee, security deposit, and first month's rent). The guarantor must have an income equal to three times the rent amount to be considered financially sound.

Will my application be considered if a document is missing?

The booking form and all supporting documents are required for your application to be processed. All applications are carefully reviewed by their team. Your apartment will only be reserved once your application has been approved. What is housing assistance? (APL/ALS) Housing benefits (or housing allowances) are social benefits provided by the CAF (Family Allowance Fund). They help you finance part of your rent. The amount is calculated based on your income and family situation. By residing at the property, you may be eligible for APL (Personalized Housing Assistance), subject to certain conditions. If you are not eligible for either APL or ALF, you may be able to receive ALS.

How much will my housing benefit be?

You can estimate the amount of your housing benefit by using the simulation tool on the CAF website. After this step, you will know the amount to deduct from your rent.

Who needs to declare their income for housing assistance?

It is the tenant who must declare the resources, not the guarantors.

From what date can I receive housing assistance?

Housing assistance begins the month after you move in. For example, if you move in on September 19th, you will receive your allowance at the beginning of October. All CAF benefits are paid the following month.

Can I receive housing assistance even if I choose to share accommodation?

Yes, just as much as with an individual rental. Even in a shared apartment, you have an individual lease (with the property) because you'll have your own bathroom and toilet. The amount of your benefits you receive depends solely on the rent you are personally charged.

Is home insurance mandatory?

Home insurance (including civil liability) is mandatory. It is not included in your rent: you are free to choose your own insurer (such as those specializing in student insurance). Proof of insurance will be required to collect the keys.

Do I have to pay council tax and take out insurance for my accommodation?

No, it has been abolished for all primary residences since 2023. Therefore, you will not have to pay anything in this regard.

Can my rent increase during the year?

Your rent is fixed throughout the year. However, as with most rental agreements, it is reviewed annually on the anniversary of your lease. This adjustment is strictly regulated by law and is based on the Rent Reference Index (IRL) published by INSEE. This review applies to all services stipulated in the contract (rent, charges, parking, etc.) to ensure the price always reflects current market conditions.

What charges are not included in the rent?

Home insurance will need to be paid in addition to the rent.

Does the residence lend out equipment?

Yes, the residence lends equipment on request: extra mattresses, vacuum cleaners, ironing boards and irons, board games… To be sure of the availability of this equipment when you need it, you can reserve it with the team.

How are the apartments equipped?

The apartments are equipped with a superior comfort bed, a "bar table" and stools, a desk, an armchair, a lamp and plenty of storage, a memo board, a fully equipped kitchenette, a bathroom and a dressing room.

Is the bed for one or two people?

Beds vary in size depending on the residence and type of accommodation. Please visit the accommodation page for the residence that interests you.

What equipment is available in the kitchenette?

The kitchenette is equipped with a refrigerator with a freezer, hot plates, a sink, a microwave/grill, and all the necessary crockery equipment for two people (saucepan, frying pan, plates, glasses, cutlery, bowls, colander, ...).

What are the common areas?

In all residences:
  • The Hub: the information area where the reception team is located.
  • The Lab: a designer coworking space and a fully equipped meeting room.
  • The Kafé: communal kitchen and shared dining room.
  • The Squat: a relaxation area with large screens, sofas, foosball and high tables.
  • The Pratiq: laundry, ironing, storage space, car and bicycle parking

What is the bathroom equipped like?

The bathroom is equipped with a shower, a towel warmer, and a toilet. There is also a sink with storage cupboard underneath and a mirror above.

What type of bedding is provided on site?

They provide the mattress, duvet, and mattress protector. Bed linen and pillows are not included, which is why they offer a complete linen kit for rent or purchase as a one-time service. A monthly package is also available, providing you with a clean linen kit every two weeks (depending on the residence). This kit includes a fitted sheet, a pillowcase, a duvet cover, and other household linens such as a washcloth, a large towel, and a small bath towel.

Can I move the furniture in my apartment?

Yes, as long as your apartment is returned to its original condition for the move-out inspection.

In case of breakdown/damage, who pays for the repairs?

The residence handles minor maintenance (changing light bulbs, unclogging sinks, tightening screws). However, any damage to or breakage of furniture caused by the tenant will be charged to them.

How does the heating system work?

Each apartment has individual or central heating in the main room and a towel warmer in the bathroom, depending on the residence. The cost of heating is included in the apartment price.

Do the residences have car and bicycle parking?

Most residences have secure car parks available for rent. There is also free bicycle parking.

Is there a laundry facility in the residences?

Each residence has a laundry room accessible at any time, day or night, with washing machines and dryers, as well as a dispenser of laundry detergents and fabric softeners.

What services are not included in the rent amount?

The property residences offer several à la carte services such as car parks, laundry facilities, fresh bread and everyday items for sale in the Market, linen kit rental, storage space rental, housekeeping services, and fruit and vegetable basket ordering. Services vary depending on the residence.

Who fixes the problems in my apartment?

For any maintenance issues, please contact their team. Someone will respond as soon as possible. If it's routine maintenance or a fault on their part, it will be taken care of. However, if it's due to damage caused by the tenant, they will be provided with a quote.

How does the internet work?

Their Wi-Fi provider guarantees an average speed of 30 Mbps per user and a minimum speed of 7 Mbps in both directions (upload and download). The property Wi-Fi offer allows you to connect up to 5 devices per user (e.g., computer, phone, printer, etc.).

How is my water and electricity subscription managed?

The service charge includes your water and electricity consumption. In keeping with their environmental commitments, they will notify you in case of excessive consumption.

Who should I turn to if I have a problem?

Are the residences secure?

The inventory of fixtures is a procedure between the tenant and the residence, describing the condition of the accommodation before and after your stay. If any damage is found during your stay, the residence reserves the right to deduct the cost of repairs from the security deposit, which is paid upon your arrival.

Can I change apartments if mine doesn't suit me?

Only a valid reason, approved by the residence management, will allow a change of accommodation during the lease agreement. It will also be subject to availability.

What do I need to bring for my move?

The apartment is already fully furnished and equipped. All you need to bring is your bed linen, pillow, and personal belongings.

Is it possible to rent an apartment for a couple?

Yes, some studios like the KOCOON L or XL (T2) can accommodate couples.

Can I invite someone over or have someone stay overnight?

Tenants are allowed to invite their friends/family, as long as the peace and quiet of other residents is respected.

Can I organize an event?

It is possible to organise an event in one of the common areas of the residence, which you will need to book in advance with reception, subject to agreement from management.

Are there any events/activities planned for students?

The residence team members ensure the well-being and harmonious relationships of the students. They organize activities and events, such as a wellness week before exams, cooking workshops, and much more.

Where can I smoke?

Smoking is strongly discouraged inside your apartment, especially as it may trigger your smoke detector. Smoking is also strictly prohibited in the building's common areas, which are public spaces. However, designated outdoor areas with ashtrays are available for your use.

Can I have a pet?
