<p>1. If your UK visa has been denied, then you must provide proof emailed to site within <strong>72 hours</strong>. Upon receipt of the proof your booking will be cancelled, and they will refund your Advance Rental Payment and 1st rental instalment. You will no longer be liable for the contractual obligations in your tenancy agreement.</p> <p>2. If you fail to send the proof within the 72-hour timescale, your Advanced Rental Payment will be retained. Replacement Tenant Accepted
<p>1. Once you have collected your keys or your tenancy start date has commenced you lose the right to cancel your tenancy. You are liable for the full rent unless a suitable replacement is found to take over your tenancy and its contractual obligations.</p> <p>2. You agree that you shall not transfer or sublet your tenancy to anyone else without obtaining written consent of the property.</p> <p>3. Only when a suitable replacement has been found and they have completed their booking, passed their checks, and paid any rent due will you be eligible to be released from the tenancy liability.</p> <p>4. For the avoidance of doubt, you are liable for any rental from the start of your tenancy to the day before the new replacement tenancy begins.</p> <p>5. Once it has been confirmed you can be released from your liability, they will then process the refund of any overpaid rental (if applicable) including your Advance Rental Payment.</p> <p>6. Any refunds due will not be processed until the replacement occupier has collected keys and checked in.</p> <p>7. If you fail to find anyone to replacement your tenancy you remain liable for the full agreement and any contractual obligations as outlined including all rental due as stated.</p> <p>8.
